Thanks. It appears - to me, that the left hand of OR doesn't know the right hand is doing - which doesn't surprise me in the slightest.

The OpenReach website serves a different purpose to the WholesaleChecker. It just gives a general indication of availability.

 

The Checker on the other hand gives a detailed breakdown of what's available for a property. If Full Fibre is available then the team who installed the backbone network would have done a quick survey looking for potential problems (blocked ducts, line of sight issues etc) which are reported and then added to information already known etc overhead, underground, duct available, cable buried direct in ground. This all gets fed into the Checker

 

For my house, the Chamber is 3 meters from the my front door so I was able to speak to them each time they turned up. Where they could get easy access at the house end to the duct they rodded it and left a draw rope in place. Of 7 properties served by the Chamber 5 were checked. The other two had rusted screws so they couldn't gain easy access.

The Checker results then gave - Single Dwelling Unit Residential UG Duct Proven Clear.

 

If availability has been withdrawn due to install costs then it doesn't change the basic OR website message that Full fibre is available.

Do you think I will incur a cost for upgrading to full fibre or if I wait the cost would come down or even cost me nothing? Should I wait ?

So the OR website is basically useless for a particular address, and could give false hopes. For those with UG feeds, it is basically useless because, unlike with OH  feeds, you cannot see if a CBT is added to your DP and therefore have some hope that FTTP is likely to be available in the  near future.

I suspect the 'Full Fibre is available in your area' message is extremely misleading.

If the BTw Checker says FF isn't available, it is most likely not, and from the information you supplied earlier, in your case it isn't.

If the BTw Checker says FF isn't available, it is most likely not, and from the information you supplied earlier, in your case it isn't.


I’ve just noted that a house opposite has got white markings (arrows and OR pointing down his drive) the same as mine done by the engineer but not on the same day when he visited so it must be available but with costs, do you think this will always be the case ? I live in a close that has an ally way with houses,the markings go down there to a oblong box that’s in the ground

@Robin6 This possibly indicates that OR are evaluating the area for potential FF installation, but as they haven't indicated on the data you provided earlier anything about your feed, it is probably a long way off installation. Should FF  become available, it should be without extra cost to you, but you won't know until they have completed the survey.

Time for a bit of door knocking.

 

Have a chat with the householder and see what they say. You could also check the property on the Checker to see what's said.

I've checked Openreach ELC (Enhanced Line Characteristics) to rule out a records issue with the BTW checker and that also confirms FTTP is not available, so I'm not sure why the Openreach website suggests it is. 

@Robin6 have you raised a query to Openreach here yet?

I will raise a query later, I also received a letter with my address on it from EE saying Full Fibre is in my area see attachment, so it’s not just Openreach

If they can / are getting Full Fibre then it adds more ammunition to your request for OR to have a look.

I would suggest that @Gandalf 's negative result from the ELC suggests that it is not available, so where PN and EE got the impression is from is a bit of a mystery.

Could it be the marketing letters are checking the Openreach website rather than internal systems, assuming they weren’t prepared before availability was removed.

Definitely worth raising the query in my opinion as there does seem to be a discrepancy here.
