Running BT speedtester on a BT Retail line

We've been to look at a house to buy this morning which was good in all respects except that there is a query over whether the broadband speed would be good enough. The vendor kindly allowed me to have a look and I therefore tried running the BT speed test to get the IP profile.
The results of the diagnostic test were nothing like I've seen before (it's a 20CN exchange so I was expecting to see the same as usual). All I got was a speed of 2MB - no sync speed, acceptable speed range or IP Profile. Is this normal on a BT Retail line?
Also, does anyone know how to get the line stats out of a home hub 3?

Only if they are on a fixed speed line

Hmmm... I hadn't considered that they might not be on ADSL Max which the exchange has. The broadband was set up by a local consultant that from what I can see knew what they were doing. Perhaps his local knowledge made him get them put on to the fixed speed.
It doesn't look like that - it's a home hub 3. I'm going to have to send the instructions via the estate agent so I need to know they are going to work.
