This suggests you don't have a filtered mastersocket, and your internal wiring is reducing the data rate that you could get.

The first thing an Openreach engineer would do if called out for a fault would be to replace the Master Socket, and then you speeds should be a lot better.

@jthom, your minimum guaranteed access line speed is 49.4mbps. It's based on the lowest value of your estimates as shown at http://www.dslchecker.bt.com. Your sync rate of 49.8mbps is just above this but definitely below where we'd expect, so I'd recommend raising a new fault ticket at http://faults.plus.net so we can arrange an engineer to get this investigated.
